Paying Your Rent The Easy Way with Select Property

Welcome Home! Now, Let’s Talk Rent.

Congrats on securing your new place! Now, let’s make sure your rent payments are as easy as your morning coffee run. Below are all the ways you can pay your rent quickly, easily, and on time

For the full rundown, check out your Tenancy Handbook

How to Pay Your Rent

Credit Card – DEFT Online & Phone Pay

Want to pay by card? No problem.

Online: Visit www.deft.com.au, enter your DEFT reference number (found in your acceptance email and on your Tenancy Agreement), and follow the prompts.
Phone: Call 1300 301 090 and follow the automated steps.

Both options let you set and forget with recurring payments (weekly, fortnightly, monthly, or quarterly).

Note: A small credit card surcharge applies.

Direct Debit – Straight from Your Bank

Want your rent to take care of itself? Set up direct debit from your bank, building society, or credit union.

How to register online:

  1. Visit www.deft.com.au
  1. Click “Online Direct Debit Registration.”
  1. Enter your name, address, bank details, and a six-digit security code (you choose this).
  1. Set a security question & answer (in case you forget your code).
  1. Agree to the Service Agreement and save your confirmation page.

Prefer to register manually? Call DEFT Payment Systems on 1800 672 162, and they’ll sort you out.

BPAY – Pay Directly from Your Bank Account

Prefer BPAY? We’ve got you covered.

Log into your online banking app.
✔ Select BPAY and enter the Biller Code & Reference Number (found in your acceptance email and on your Tenancy Agreement).
✔ Choose to pay now or schedule future payments

BPAY is a quick, secure, and fuss-free way to pay rent straight from your bank account!

Late Rent? Let’s Not Go There.

Your rent is due in advance, and we take this seriously. If your payments fall behind, we have a process in place—because no one likes awkward conversations (or worse, eviction notices).

Here’s how it works:
1 Day Late: A friendly SMS reminder.
3 Days Late: An email or phone call checking in.
7 Days Late: A formal letter because, well, now it’s serious.
11 Days Late: Another email, phone call, or even a house visit (yes, really).
15 Days Late: A Termination Notice—this is the point of no return.

If rent remains unpaid, we must escalate to the NSW Civil and Administrative Tribunal (NCAT)

Pro tip: Set up automatic payments and never stress about due dates again.

How Much Is My Monthly Rent?

If you’re paying calendar monthly, here’s how it’s calculated:

(Weekly Rent ÷ 7) × 365 ÷ 12 = Monthly Rent

Example:
$400 per week
$400 ÷ 7 = $57.14 per day
$57.14 × 365 = $20,856.10 per year
$20,856.10 ÷ 12 = $1,738.10 per month

Now you’re a rent-calculating pro!

Tenant History Matters

We subscribe to a national tenancy database that tracks both great and not-so-great rental histories. So, keeping your rent up to date isn’t just good for your current lease – it helps with future rentals, too!
